General Terms and Conditions and Cancellation Policy

Introduction
These general terms and conditions of sale apply to all agreements regarding the rental of accommodations entered into with Azienda Agricola Il Sogno S.R.L., hereinafter referred to as Il Sogno, and form an inseparable part of the travel agreement.
By making a reservation, you agree that you have read and understood our general terms and conditions and that you accept them.
Therefore, please read these conditions carefully in advance, as they outline our mutual rights and obligations.

1. Booking Procedure – Agreement
You can book your holiday online with Il Sogno. The procedure is as follows:

After we receive your booking, it becomes final, and you will receive a booking confirmation and/or invoice from us by email.
The booking confirmation includes your name and address, the accommodation you have booked, the holiday period, and the following costs: the travel sum, additional costs such as cleaning and administration fees, and any optional costs such as an extra baby bed. The travel sum, the additional costs, and the optional costs together constitute the total travel price.Always carefully check the booking confirmation!
An agreement between you and Il Sogno is automatically concluded if you agree to the general terms and conditions of Il Sogno when booking, and when you enter your personal data to make the reservation and then finalize the reservation using the “Confirm Booking” button (Complete Reservation).
The right of withdrawal (the so-called cooling-off period) of 14 days does not apply to services related to travel agreements as provided by Il Sogno.
Upon receipt of the booking confirmation, you are required to make a deposit.
You will receive a reminder by email 12 weeks before the arrival date for the payment of the remaining amount.

1.1 Cancellation Insurance

You cannot take out a cancellation and/or travel insurance via Il Sogno.
If you consider cancellation insurance to be desirable (which we do recommend), we advise you to arrange this via your own insurer.
If you choose not to take out insurance, Il Sogno cannot be held liable for any damages that would otherwise be covered by travel and/or cancellation insurance.
The booking confirmation also serves as proof of insurance for your travel and/or cancellation insurance.

1.2 Main Booker

The main booker of the trip must be at least 18 years old at the time of booking.
This person is jointly and severally liable for all fellow travelers registered.
All correspondence is conducted via the email address of the main booker.
The renter is responsible for providing all information that we indicate is necessary, or that the renter should reasonably understand to be necessary for completing the reservation, to Il Sogno in a timely manner.
The risk for the accuracy and completeness of the information provided by the renter lies entirely with the renter.
(Email) address changes must be communicated to us as soon as possible – but in any case before the change takes effect.
We may assume that the provided address and email address are correct until the renter notifies us of a new address by email or telephone.

1.3 Rental Period – Low and/or High Season
The allowed rental period depends on the season in which the holiday is booked and the type of accommodation.
In the months of July and August, the minimum rental period is 7 nights, and reservations can only be made from Saturday to Saturday. During the other periods when Il Sogno is open, the tents require a minimum stay of 3 nights, and arrival and departure are possible on any day of the week.
For all other accommodations, a minimum rental period of 7 nights always applies.

1.4 Maximum Allowed Number of Persons

The maximum number of people allowed in our accommodations is as follows:

Tent for 4 persons: 4 persons

Tent for 5 persons: 5 persons

Piccolo Mattogno: 4 persons

Apartment Villa Mattogno: 4 persons

The accommodations are equipped accordingly, including space for one car. For each accommodation, at least one adult must be part of the travel group.

Staying with more than the maximum allowed number of persons, or more than the number of persons indicated at the time of booking (including children and babies), is not allowed.
Il Sogno may deny you access in such a case. You will not be entitled to any compensation and/or refund of the travel price.
Without prior written (via email) approval from Il Sogno, it is not permitted to let additional persons stay overnight.

1.5 Visitors
It is not allowed to receive or let visitors stay overnight without prior approval from Il Sogno.

1.6 Preferred Spot

Il Sogno reserves the right to assign you a specific tent based on the composition of all travel groups present during a particular week.
You may indicate a preference, for example, for a sunny or shaded spot, to be placed next to friends, or to stay with 4 people in a 5-person tent. We promise to do our best to honor your preferences. However, no rights can be derived from this.

1.7 Medical Requirements

If you inform us of medical requirements at the time of booking, we will assess whether it is possible to guarantee these medical needs in your specific case.
An explicit written confirmation from us is required for any medical needs.
It is possible that you may have to pay a surcharge at your destination for medical provisions. If we are aware of this in advance, we will inform you accordingly.

2. Prices

The published prices on our website are per accommodation. Prices are based on a per night stay.
Included in the travel sum are the rental of the accommodation, bed linen, electricity, water, (local) VAT, and the services and facilities as listed on the website.
Price changes are reserved.
The mandatory additional costs are stated separately on the booking confirmation.
The total travel sum, excluding cleaning costs, is listed on the booking confirmation.

2.1 Mandatory Additional Costs

The administration and cleaning costs are mandatory additional costs.
The administration costs must be paid in advance together with the travel sum.
You must pay the cleaning costs upon arrival at Il Sogno.

2.2 Discounts, Promotions and Offers
Throughout the year, we may apply discount promotions to the rental prices of our tents.

3. Payment

The total travel sum is stated on your booking confirmation and consists of the travel sum, the mandatory additional costs, and, where applicable, optional costs.
Upon receipt of the booking confirmation by email, you must make a deposit within two days.
The deposit amounts to 30% of the travel sum plus administration costs.
Payment of the remaining amount (70%) must be made 12 weeks before arrival.
After receiving each payment, you will automatically receive a payment confirmation from us by email.

3.1 Non-Payment Within the Payment Term

We point out that if the agreed payment terms are exceeded, despite repeated requests, Il Sogno reserves the right to cancel the reservation and hold you liable for the costs incurred.
In this case, the cancellation conditions as stated in article 4 apply, and any already paid amounts will be offset against the cancellation fees.
Il Sogno reserves the right to hand over the claim to a bailiff. All legal and extrajudicial costs, as well as interest, will then be recovered from the main booker.

4. Cancellation Policy
It may happen that you need to cancel your holiday due to unforeseen circumstances. In this case, you must notify Il Sogno of your cancellation in writing (by email), including your name, reservation number, phone number, and email address.
Please note: a cancellation often involves costs. We advise all our guests to take out cancellation insurance with an insurance company.

4.1 Cancellation Costs
For all bookings received by Il Sogno, the standard cancellation fees are:
- More than 12 weeks before the day of arrival – the deposit.

- From the 12th week to the 10th week before the day of arrival – 75% of the total travel sum.

- From the 10th week until the day of arrival – 100% of the total travel sum.

For all cancellations, in addition to the above percentage of the travel sum (excluding cleaning costs), administration fees are also charged.

Additional conditions for cancellations:
- Cancellations sent on non-working days are considered received by Il Sogno on the next working day.

- Cancellations received outside office hours on working days are also considered received on the next working day.

4.2 Transferring a Reservation Before the Start of the Booked Holiday

Your booked holiday is transferable, but only if the total travel sum including additional costs has been paid in full to Il Sogno.
If you wish to transfer your booked holiday, you must notify Il Sogno in writing in advance, including the name, address, and residence of the person taking over the booking, as well as the number of persons, their dates of birth, a mobile phone number, and an email address.
Il Sogno will assess the request to transfer the reservation and, if agreed, confirm this in writing to the main booker.
Without prior written (via email) approval from Il Sogno, it is not permitted to transfer your holiday to third parties.
Il Sogno will send the new main booker a booking confirmation by email.
For adjusting/modifying the reservation, we charge a €40 change fee, payable by the original (main) booker.
Il Sogno does not refund any money, and all amounts already paid to Il Sogno must be settled directly between you and the new renter.

4.3 Extending the Duration of Your Stay
If available and agreed upon with Il Sogno, it is possible to extend the reserved period during your stay.

4.4 Early Departure

If you leave your accommodation earlier, you are not entitled to a refund, and Il Sogno cannot be held liable for any transport and/or accommodation costs related to your holiday.
You may transfer the accommodation to third parties, but only with written consent from Il Sogno and under the conditions stated in article 4.2.
In the event of early departure, Il Sogno reserves the right to re-rent the accommodation for the remaining duration of the holiday without prior consent from the original (main) booker and without any compensation to the original booker.

4.5 Modification / Cancellation by Il Sogno

If Il Sogno unexpectedly cannot offer the reserved accommodation, the renter will be notified (by phone or in writing), including the reason.
If Il Sogno has no suitable alternative / offer available, or the renter declines it, Il Sogno will refund the full or partial travel sum paid within one week after the cancellation date.

4.6 Force Majeure and Unforeseen Circumstances
Il Sogno is not liable and is not obliged to refund the travel sum and/or deposit to the renter in the event of unforeseen circumstances and/or force majeure.

Force majeure includes – but is not limited to – all external causes beyond the control or influence of Il Sogno, making timely, full, or correct fulfillment of the agreement impossible. Force majeure as defined in this article includes, but is not limited to, the consequences of epidemics and pandemics dangerous to humans and/or animals (e.g., Corona, BSE, swine fever, and foot-and-mouth disease), the declaration of a state of emergency in the area where Il Sogno is located (e.g., due to flooding, forest fires), and travel restrictions imposed by (local) authorities.
Unforeseen circumstances include, among others, that Il Sogno is in such a condition that it is no longer suitable for rental (e.g., flooding, forest fire), or in the case of a PLAGUE due to pests (e.g., mice).
In such cases, the following also applies:

Il Sogno cannot be held liable for any services you have booked yourself (e.g., flight tickets, car rental, ferry crossings, bus trips, etc.). In the event that Il Sogno fails in its service provision in any way, its liability is at all times limited to the travel sum received by Il Sogno.

5. Activities and Facilities
In the descriptions on our website, you will find information about the activities and facilities offered.
Their availability depends on the time of year and may vary from year to year.
A holiday at our agricampeggio means that you share certain facilities with other guests.

6. Travel Information
You are responsible for ensuring that you have all required travel documents.
Il Sogno accepts no responsibility for missing or incorrect travel documents.

7. Code of Conduct

Guests of Il Sogno must behave respectfully towards their surroundings. Instructions from Il Sogno staff must be followed.
Guests who cause nuisance or disturbance may, after a warning from Il Sogno, be removed from the agricampeggio and excluded from further stay — without any right to a refund.

8. Arrival & Departure

Check-in at the campsite is possible from 4:00 p.m. on the agreed arrival day. Check-out is no later than 10:00 a.m. on the agreed day of departure.
You must leave the accommodation and its immediate surroundings clean-swept, tidy, complete, and without damage. The refrigerator must be emptied.
Il Sogno is not responsible for any costs incurred on your own initiative due to early departure, for any reason whatsoever.

9. Accommodation

As a renter, you must treat both the accommodation and the inventory provided by Il Sogno with respect and care.
In the event of serious damage to the tent and/or inventory caused by the renters, Il Sogno is entitled to file a claim with the renter’s liability and/or travel insurance.
Il Sogno is not liable for any damage, loss, and/or theft of property, or personal injury to the renter or fellow renters, regardless of the cause.

10. Pets
At Il Sogno, only dogs are allowed, and only after prior consultation and approval by Il Sogno.
The following conditions apply:

You must have a valid pet passport and/or a valid vaccination certificate for your dog (maximum one per tent).
Your dog must be kept on a leash at all times.
Dogs that fall into categories 1 and 2 — attack, guard, or defense dogs, whether or not registered in an official pedigree — are explicitly not allowed. For more information on this subject, please refer to www.dogsincluded.nl.
Our rental prices do not take pets into account. If you are bringing your dog on holiday, a fee will be charged per booked night.
You must request approval to bring your dog before making your reservation.

Il Sogno also applies the following rental conditions regarding your pet:

Dogs may never be left alone in the accommodation, not during the day and not at night.
You must provide your own crate or similar shelter.
For hygienic reasons, it is strictly forbidden to allow pets in the sleeping cabins.
The renter is at all times liable for any damage and/or contamination caused by their pet.

11. Complaints
All information has been compiled with the greatest possible care and provides as realistic a picture of Il Sogno as possible.
Should the service provided nevertheless and within reason not meet expectations, you must act as follows:
If you have a complaint, you must report it as soon as possible to the host/hostess to give them the opportunity to resolve the complaint immediately.

11.1 Complaints Procedure

Your complaint must be submitted in writing and with motivation to Azienda Agricola Il Sogno S.R.L. within 14 days after the end of the rental period, including photos and/or other supporting evidence.
Complaints submitted after this period will not be processed.
Once we have received your complaint, you will receive a confirmation of receipt within 5 working days. This confirmation will include information about how your complaint will be handled.
Complaints relating to cultural differences, neighborhood issues, or aspects beyond the control of Il Sogno (see also force majeure and unforeseen circumstances in article 4.8) will not be processed.

12. Liability and Responsibility

Il Sogno accepts no liability for loss, misplacement, theft, removal, or damage to the renter’s property.
Il Sogno accepts no liability for situations arising due to force majeure and/or unforeseen circumstances as described in article 4.8.
Il Sogno accepts no liability for any claims arising from the renter’s travel and/or cancellation insurance.
Il Sogno accepts no liability for any consequences of participating in organized activities, whether or not on the agricampeggio.
Il Sogno accepts no liability for unavoidable nuisance caused by environmental factors, such as noise, odors, water issues, or insect nuisance in any form.
Il Sogno accepts no liability for unexpected construction activities near your reserved accommodation, work on access roads or main roads, or noise caused by, for example, neighbors, barking dogs, church bells, or agricultural machinery.
Il Sogno accepts no liability for activities or facilities not offered by Il Sogno or that are canceled.
Il Sogno accepts no liability for any inconvenience caused by municipal or provincial works and/or decisions.
Il Sogno accepts no liability for any interruptions in the supply and/or functioning of gas, electricity, water, or sanitary facilities during your stay.
Il Sogno accepts no liability for any inconvenience caused by rain, fire, cold, or sunshine.
Obvious errors or mistakes on our website are not binding for Il Sogno. All information about tourist and sports activities mentioned on the website is provided by third parties and falls outside the responsibility of Il Sogno.

12.1 Liability and Responsibility of the Renter

The renter is liable for any damage to the property of Il Sogno if this results from careless and/or improper use.
The renter is liable for any damage caused by themselves or fellow travelers to the agricampeggio, the accommodation, the furnishings, and all items belonging to the accommodation.
Il Sogno is entitled to hold you liable for the damages incurred. All associated costs are the responsibility of the main booker listed on the booking confirmation.
The main booker is also liable for the fellow travelers.
Participation in organized activities is always at your own risk.
Swimming, paddling, and playing in the river “Gordale” and outside the fenced area is entirely at your own risk.
Renters of Il Sogno must respect all behavioral rules applicable at the location, whether arising from legal regulations or not.
Renters of Il Sogno must always comply with warnings and prohibitions (including fire hazards) issued by authorities.
Renters of Il Sogno must always follow weather-related warnings (e.g., thunderstorms, heavy rainfall) and any resulting instructions from the host/hostess — experts on the area.
Use of on-site facilities, such as sanitary facilities including (hot) water, playground equipment, and all other unnamed facilities, is entirely at the renter’s own risk.
The renter is responsible for all fellow travelers (including any accompanying pet).
Il Sogno reserves the right to issue instructions concerning the use of the accommodation and all associated items to you and your fellow travelers.

12.2 Limitation of Liability

If Il Sogno fails in its service provision in any way, its liability is limited to the travel sum it has received.
In the event of force majeure or unforeseen circumstances (see also article 4.8 of our general terms and conditions), whereby you are forced to leave your accommodation, Il Sogno is not obliged to refund the travel sum.

12.3 Jurisdiction
Dutch law applies to all agreements concluded, amended, or supplemented based on these terms and conditions, unless mandatory regulations prescribe otherwise.

13. Inventory

In case of damage or missing items, Il Sogno or the host/hostess is your point of contact.
There is spare inventory available, but it is limited — so we ask for some flexibility when replacements are needed.
Serious damage to the tent and/or inventory must be reported immediately to the host/hostess of Il Sogno. Examples of serious damage include a tear in the tent, a broken hammock, or broken chairs. Your travel or liability insurance usually covers damage to rental accommodations, so please report any damage.
Il Sogno reserves the right to hold you liable for any damage you caused.

14. Intellectual Property
All intellectual property on our website and other publications belongs to Il Sogno.
Parts of it may only be used for personal and non-commercial purposes.
For commercial use, our prior written permission by email is required.

15. Miscellaneous

Images presented by Il Sogno on the internet, in brochures, or elsewhere are not contractual and no rights can be derived from them.
Each location has its own characteristics, and differences may occur. Accommodations and furnishings may also differ in detail.
You must park your car, motorcycle, or other vehicle in the designated area of the parking lot, unless otherwise instructed by the host/hostess.
It is not permitted to park your vehicle directly next to the tent at Il Sogno.
Safe bicycle parking must be arranged in consultation with the host/hostess.
Visitors must always register upon arrival with the host/hostess. Visitors must park their vehicles in the parking lot.
A basic washing machine is available at Il Sogno, which requires a separate payment. Il Sogno is not responsible for its proper functioning and accepts no liability for any damage caused by poor or faulty operation, whether provable or not.
At Il Sogno, guests are usually assisted — often by tractor — with transporting their luggage to their assigned tent.
The main booker and all fellow travelers under their responsibility must always be able to present valid identification in accordance with local law.
Open fires are strictly prohibited at all times.
Beds, mattresses, covers, duvets, duvet covers, blankets, etc. are intended for sleeping and must remain in the sleeping areas. It is forbidden to use these items outside or on the veranda, for example as play mats or similar.
It is not permitted to attach your own hammocks to the rental tent or tent frame.
The location and terrain differ per accommodation. The positioning on the agricampeggio, size, shape, dimensions, flatness, view quality, terrain type (grass, rocky, sand, gravel, rock), sun/shade balance, privacy, and other characteristics may vary between accommodations.
Complaints about these aspects will never result in financial compensation.
The location of the accommodation and its distance from facilities such as the bar or reception may vary.
Complaints regarding this will also never result in financial compensation.

16. Effective Date
These general terms and conditions came into effect on October 9, 2025, and apply to all bookings and agreements concluded with Il Sogno from that date onward.
Il Sogno reserves the right to amend these terms.
The updated terms will apply from the moment they are published on the Il Sogno website, unless stated otherwise.

17. Privacy
Il Sogno treats the privacy of its visitors with care.
The way in which we handle this is outlined below.

17.1 Registration
Providing personal information is not required to visit our website.
However, to process your booking or respond to your request for information, we do require personal details such as:
name, address, date of birth, email address, city of residence, and telephone number.

17.2 Use of Data
Il Sogno uses your personal information to provide you with the best possible service.
Your data may be used to process your booking and for internal administration, analysis, and marketing purposes.
We will only share your personal data with third parties if necessary to fulfill or process your booking or request for information.
By providing your personal data via our website(s), you give Il Sogno permission to collect, store, and use this information.

17.3 Legal Obligation
Il Sogno is legally required to report the personal data of all guests staying at the accommodation to the local police authority within 24 hours.
This registration is used to monitor guests and is important for public order and safety.
Failure to provide this information may result in administrative or criminal penalties.

17.4 Information Accuracy
We protect the quality and integrity of your personal information and will do our utmost to promptly correct any inaccuracies upon request.

17.5 Technical Details
Technical data related to visits to our website (domain analysis) is recorded for statistical purposes only.

17.6 Hyperlinks
Our website contains links to other websites.
We are not responsible for how these sites handle sensitive or personal information.
Once you click a link and leave our website, their policies apply.
